What does concrete grinding do before a new floor goes down?
Concrete grinding and surface preparation in Mansfield, TX means running diamond pads over your slab to take down high spots and strip old coatings, glue, paint and curing compounds, so whatever goes on next bonds to clean, dry, sound concrete.
Most people call me after an old coating starts flaking, or after they've pulled up carpet or tile and found a slab covered in glue and paint. It's like a pan in a restaurant kitchen, because if you cook on top of what's burned on, the food sticks to the old mess instead of the pan. The price mostly turns on how many square feet you have, what's on the slab now and how stubborn it is, and whether the slab tests damp. The schedule turns on those same things, plus the finish going on top, whether that's epoxy floor coatings or a polished floor. Your estimate puts your own figure in writing next to the prep plan.
How do you know your slab needs grinding first?
Old coating peeling up
If your garage coating is lifting at the edges or where the tires sit, it usually went over a slab that was never ground open or was too damp. Anything new rolled over it comes up with it, and the longer it peels, the more you're scraping off later.
Glue left from old flooring
Black or yellow glue under pulled-up tile or carpet has to come off before a coating goes down, because nothing bonds well to it. Older glue is worth checking before anyone touches it, so call before you start scraping it yourself.
Water beads on the slab
If a splash of water sits on top in beads instead of darkening the concrete, there's usually a sealer or curing compound still on it. A coating over that grabs the sealer and not the slab, so it has to be ground off first.
How we handle concrete grinding and surface preparation
We match the machine to the floor, so I start by finding out what's on the slab and what's going over it. Paint, thin coatings and high spots usually get a diamond grinder, while a big open slab or a heavy old coating may get shot blasted instead. If there's old mastic, the glue left from tile or carpet, we find out what's in it before any grinder touches it. Then our crew grinds or blasts the slab, fills the cracks that need it and cleans up until the floor is clean and dry for whatever goes on next.
Once the slab is open and clean, it might be ready for a coating, or for concrete sealing if you'd rather keep the bare concrete look. When grinding turns up pitting or worn spots too deep for a coating to cover, we'll talk about concrete resurfacing and overlays before anything else goes down.
Diamond grinding
Diamond pads on a heavy grinder cut through paint, thin coatings, glue and high spots, and they let us work close to walls in a tight garage. It's the usual pick when a thin coating or a polished finish comes next.
Shot blasting
A machine throws small steel beads at the slab and vacuums them back up, leaving a rough, open surface quickly. It suits big open floors and thicker coatings that need more grip than a grinder leaves.

Why Mansfield homeowners call us before they coat
Our own shop since 2023
I spent years in restaurant kitchens, learned this trade under a coatings installer and opened our own shop here in Mansfield in 2023. Kitchens taught me the prep decides how the plate turns out, so the hours before the coating get as much care as the coating.
I look at the floor myself
I come out to see the floor myself, and our own crew does the work with me running the job. If the slab isn't ready, you'll hear it from me before we coat it, not after it peels.
Fully licensed and insured
Grinders and shot blasters are heavy machines working inside your garage or shop, so it matters who carries the coverage. We're fully licensed and insured, so that's on us and not on you.
The part of this job you won't see once it's done is the part that matters most, so book a visit and I'll look at your slab before anyone picks a product.
Floor prep, coatings and permits in Mansfield
Mansfield requires a permit for any construction, alteration or repair of a structure, building or building system, and that rule doesn't spell out whether grinding and coating a floor counts. When we're not sure a job needs one, we ask the city's Building Safety Department before we start, and if a permit is needed we take care of it. You're welcome to call them yourself at 817-276-4220.
A lot of the garages we see here are newer slabs with a builder's sealer still on them, while older houses tend to hide carpet or tile glue under whatever came up. We run into the same mix on jobs in Burleson and Midlothian, and every slab gets checked before we pick the machine.
Questions about concrete grinding in Mansfield
What is the best way to prep a concrete floor for epoxy in Mansfield?
Diamond grinding or shot blasting, which one coating maker's prep guide names as well suited to this work. The same guide says scarifying, a rougher cutting method, can loosen the top layer of concrete and has to be followed by shot blasting, so a scarified floor needs a second step.
Does my slab need a moisture test before an epoxy coating?
Yes, because the reading decides what goes down first. One coating maker's guide calls for a moisture mitigation system, an added layer that holds back vapor coming up through the slab, when the concrete's relative humidity is 85% or greater. We take that reading before we pick the product, so it shows up in the estimate instead of as a surprise later.
How much does concrete grinding and polishing cost per square foot?
Concrete polishing across the US usually costs about $8 to $9 per square foot, and that's for a finished polished floor, not prep under a coating. Grinding for a coating is priced on what's on your slab, how much of it there is and what the moisture test shows, and your written estimate lays out the prep and the product.
What happens if my old floor glue contains asbestos?
The way it comes off changes. OSHA's asbestos construction standard counts grinding that breaks up intact asbestos material as an aggressive method, and sanding is the only aggressive method it explicitly bans for asbestos mastic on floors. So the test result decides the removal method, not the other way around.
How do I keep concrete grinding dust out of the rest of my house?
Run the grinder with a real dust collector and close off the work area. Grinding with diamond tools makes a lot of dust, and one maker's prep guide says a capable dust collector must be used. We hook ours to the machine and seal the doorway into the house before we start.
Is grinding better than acid etching for a garage floor?
Usually, yes, because acid won't take off old coatings, sealers or high spots and a grinder will. One supplier's guide also notes that limits on getting rid of the waste could rule out acid etching and other chemical methods. If your slab is bare and clean, I'll still tell you what I'd do and why.
Related work once your slab is prepped
If your slab is in good shape and you'd like to keep the bare concrete look, a sealer after light prep helps keep oil and water from soaking in.
When grinding shows a surface that's pitted, flaking or worn past what a coating can hide, a resurfacing overlay gives you a new top layer to work from.
